Why Plano kitchens are a different job
Plano is older than the suburbs around it, and the kitchens show it. Much of West Plano and the Legacy area went up in the 1980s and 1990s, which means solid construction wrapped around a layout nobody would draw today: the kitchen walled off from the living room, a soffit running the length of the cabinets, oak doors, laminate counters, and a fluorescent box in the ceiling.
Almost nobody calls us to make a Plano kitchen bigger. They call to open it up and bring it forward thirty years.
What we usually end up doing
- Taking down the wall between the kitchen and the living area, once we have checked whether it is carrying load
- Removing the soffit above the cabinets and running new cabinetry to the ceiling
- Replacing oak and laminate with new doors, drawer boxes and quartz or granite counters
- Adding an island where the wall used to be, which is usually where the seating ends up
- Relocating lighting and outlets to suit the new layout rather than the old one
- New flooring carried through so the kitchen and living room read as one room
Two things we check before quoting a Plano kitchen
Whether the wall is structural. In 1990s Plano builds the kitchen wall is load-bearing more often than people expect. That changes the scope, the permit and the price, so we establish it before anyone gets attached to a drawing.
What the slab has been doing. Blackland clay swells and shrinks through our wet-then-drought cycles, and in a thirty-year-old house that shows up as cracked tile, uneven floors and cabinet doors that stopped lining up. New cabinets set on a floor that is still moving will do the same thing in two years. We look at the movement first and correct the cause.
